What if your vacation rental is sold right before your trip?

A few days before leaving for a trip, I received an unexpected email from Airbnb: My host had sold my vacation home.

“We’re reaching out with the unfortunate news that your reservation was canceled,” it said. “Your refund is on its way.”

But wait: I didn’t want my money back. I needed a place to stay while I was out of the country. Airbnb assured me I had nothing to worry about. It would find a new rental and cover my extra expenses. But, as always, some restrictions applied.

Pros and cons for hosts

“Many homeowners are investors, buying properties low and selling high or holding them for a set number of years as a part of their financial strategy,” explains Matthew Deal, managing director of Element Vacation Homes, a central Florida vacation rental company.

A cancellation can have consequences for the seller. For example, if you list your home on Vrbo, you might have to pay the platform a cancellation fee, which gets higher as your arrival day approaches. 

“In addition to financial penalties, repeat offenders may see limited search visibility on the Vrbo app and site, temporary suspension, or revocation of their Premier Host status,” says Tim Rosolio, a vice president at Vrbo.

Airbnb has similar restrictions. “We expect Hosts to honor accepted reservations,” says spokesman Aaron Swor.

Your rights when your vacation rental is sold

If your vacation rental is sold before you arrive, you have some rights, though not as many as you’d assume.

For rentals booked directly through the owner, your rental contract will outline your right to a refund. If you’re dealing with a host who has only one rental or can’t accommodate you at a different property, you’ll get a full refund but you’ll have to start over and find a new vacation rental.

Pro tip: Use a credit card to book. If the owner flakes out and tries to keep your money, you can always dispute the charges.

For rentals booked through a popular vacation rental platform like Airbnb or Vrbo, the platform will offer a full refund or or accommodate you at a different rental property. If there’s a price difference — and there usually is — then the platform may offer to cover the extra cost.

If you booked through a property management company, your rights may not be spelled out in your contract, but chances are the company will have a plan “B” ready. For example, Element Vacation Rentals has a policy to promptly present multiple options to displaced guests, including comparable properties from its portfolio and those of its competitors. Ask about the policy before you make a reservation.

At least, that is what’s supposed to happen if there’s a cancellation. But let’s talk about what actually does happen.

This really could happen to you

This isn’t an abstract issue. Two of this year’s hottest housing markets — Orlando and Tampa, Fla.— are popular with vacation renters and likely to have lots of homes that are also on the market. 

But that’s not the real problem. It’s that most vacation rental customers don’t know their rights when they rent. They either assume they have no choice but to take the refund and that they’re on their own. Or they believe the vacation rental company must find them a comparable rental and cover any price difference. 

But you’re not on your own unless you rented directly through an individual — and even then, the previous owner may be able to refer you to another rental. And your vacation rental platform won’t automatically find you a new place and pay for it. You may have to negotiate.

The best solution is disclosure. Vacation rental owners should tell you if their property is for sale. Then you can make an informed decision about whether you still want to rent the place and take your chances.

Tips for avoiding a vacation rental cancellation

Getting surprised by a vacation rental sale is preventable. Here are a few strategies:

Talk to the owner

Before you rent a vacation home, ask if the place is for sale. If it is, ask what would happen if the unit were to be sold. If it’s sold, talk to the new owners,” says hospitality consultant Steve Turk. “See if they’ll honor your reservation.”

Read all the reviews

If you’re renting on a popular platform, don’t just skim the reviews. Read them. Sometimes, hosts will stop caring about their rental unit if they know they’re going to sell. “Check to see if recent guests have posted any negative reviews,” advises Pete Evering, a business development manager at Utopia Property Management, a rental management company.

Do your research

If you have the address of the rental, run a quick online search. If it shows up on Zillow, or Realtor.com, you know you have a problem. Gordon from HiChee is considering developing technology that would notify travelers in case their booked rental shows up for sale on the internet.

14 frugal ways to save money on laundry

Many things about doing laundry have changed over the years, from high-efficiency washers to highly concentrated laundry detergent. What remains the same is that you can waste plenty of money washing your clothes if you’re not paying attention. If you want to save money on laundry, you need to make smart decisions about everything from when is the best time to do laundry to save energy to the types of washing machines and detergents you buy.

By following some simple tips not only will you save money when doing laundry but you’ll also prolong the life of your clothes and your washer and dryer. Here are 14 frugal ways to save money on laundry.

Only wash clothes and linens that are dirty

My children wear a shirt for 5 minutes and then throw it in the hamper. (Actually, they throw it on the floor, but the goal is the hamper.) It’s not necessary to wash clothes every time you take them off. If you wore something for a few hours, hang it up again and re-wear it. If you wore a sweater over a shirt, don’t wash the sweater. It’s still clean. Jeans, bras and pajamas can be worn for several days before they need to be washed, unless you were sweating like crazy or spilled something. Washing clothes only when needed will not only save you money on detergent and energy, but you’ll prolong the life of your wardrobe.

Same goes for linens. Hang your towels up properly after use, so they can be reused for several days.

Use the correct amount of laundry detergent

If you want to save money on laundry detergent, read the label on your bottle and use the minimum amount recommended. Laundry detergent is highly concentrated, so the amount you need to use is smaller than you might think. I measured out the amount needed, per the instructions for my detergent, and for a small load (which I never run), you need only 2 tablespoons.

If you have a high efficiency, front-loading washer, and you see suds when your clothes are washing, you are using too much soap. As a test, throw in a load of dirty clothes with no soap. If you see any suds, your clothes are coated with soap residue, and you have been using too much soap. Reducing the amount of detergent you use per load will make your bottle last longer.

Wash on the coolest setting recommended

Read the labels on your clothes and follow the instructions. Many things should only be washed in cold water. Unless you’re dealing with oily stains, the warm or cold water setting on your machine will generally do a good job of cleaning your clothes. Switching your temperature setting from hot to warm can cut a load’s energy use in half. By following the instructions, your clothing will also last longer.

Wash and dry your clothes for less time

Many machines now have “quick” load settings. Unless your clothes are really dirty, they don’t need to be washed for 55 minutes. Experiment with the settings to determine the shortest wash cycle that gets your clothes clean.

The same rule applies to the dryer. Do some trials to figure out the shortest drying time needed to get your clothes completely dry. A timed setting might work better for you than one of the standard settings.

Do your laundry during off-peak hours

The best time to do laundry to save money is when your electric company offers off-peak rates. In the summer, it’s cheaper to do laundry in the early morning before it gets hot and everyone turns up the air-conditioning. In the winter, people crank up the heat on cold mornings or take long, hot showers, so wash your clothes at night, after dinner hours and when people are lowering their thermostats before bed.

One caveat: If you run your washing machine or dryer while you are sleeping and there is a malfunction, you will not notice until you wake up. By the next morning, the machine might have been running for hours and the off-peak savings will be negated.

Use the correct soap for your washing machine

Make sure you read the instructions about which types of detergent work best (or don’t work at all) in your washing machine. If you use regular detergent in a high efficiency washer, not only will your clothes be coated with soap residue, but you will be overworking your machine. 

When choosing between liquid, powder or pod version of laundry detergent, powder is generally the cheapest. Laundry pods are convenient because they come in pre-determined amounts, but they won’t save you money because their convenience makes them more expensive than large bottles of liquid detergent or large boxes of laundry powder.

 Run full loads

It should be obvious that running multiple small loads in your washer and dryer costs more in detergent and energy than running one large load. It may be irritating to watch the dirty clothes pile up, but don’t be tempted to wash a half load of whites or darks alone. Wear some items in the same color family and then do your washing. If you need to wash a particular garment because you have to wear it for a specific occasion, gather up enough laundry to do a regular-sized load; don’t throw it in the washer on its own.

On the other hand, don’t overload the machine with more clothing than it can handle. Your clothes won’t get as clean, and your washer won’t last as long.

Line dry your clothes

If it is practical, line dry some or all of your clothes, whether with drying racks, hangers hung on the shower curtain rod or an old fashioned clothes line. Hanging clothes in the sun is a free way to get clothes dry and remove stains. Plus, line drying clothes prevents clothes from shrinking.

Take care of your washer and dryer

Light, regular maintenance of your dryer will keep it working efficiently, so you don’t waste money on energy costs. Leave the door open on your front-loader washing machine after every load so it can dry. Clean your dryer’s lint traps after every load and vacuum the dryer vent regularly. If these areas get clogged, your clothes won’t dry during a regular dry cycle. Lint build-up in the vent can be a fire hazard.

If you’re not sure how to take care of your laundry machines, read the instructions for your washer and dryer. This equipment is much more complicated than it used to be, so you want to be familiar with all the settings and maintenance needs. You should know how and when to clean each machine.

Shake it out

Shake out your clothes, sheets and towels before you put them in the dryer. If they’re all balled up, it will take longer to dry them. You might even want to check the dryer halfway through the cycle and shake them out again as they can become balled up as they tumble.

Skip the dryer sheets

Dryer sheets just coat everything with wax. If you want your clothes to be soft, smell nice and dry quickly, make your own felted wool dryer balls. These DIY dryer balls are cheaper and more Earth-friendly than dryer sheets or fabric softener, can cut your drying time to save money and can be scented with essential oils if you like a fresh scent to your clean clothes.

Look for energy-efficient models

When you replace your machines, look for ENERGY STAR and EnergyGuide labels. According to the federal government,  “ENERGY STAR clothes washers clean clothes using 35% less water and 20% less energy than standard washers. ENERGY STAR clothes dryers use 20% less energy than conventional models. When shopping for a new clothes dryer, look for one with a moisture sensor that automatically shuts off the machine when your clothes are dry.”

Hand wash your clothes

While this advice might not be practical for today’s families, washing clothes in a laundry sink or large buckets will certainly save you money over buying, maintaining and operating an electric washing machine.

Be savvy when using a laundromat

You can use many of these tips to save money at the laundromat or in an apartment building’s laundry room. You definitely want to maximize each load of washing because you will pay for each. In addition, consider price comparing different laundromats if you’re close to several. Don’t leave your clothes unattended because if someone takes your belongings or dumps your load out and some of your items fall out and get lost, you’ll have to pay to replace the lost pieces.

Are private label store brands good or just cheaper?

One of the easiest ways to maximize value for your retail dollar is to buy private label products.

Private label (also called “private brand”, “store brand”, “own brand” or “our brand”) are products made specifically for a retailer and carry the chain’s name or a brand name created exclusively by that retailer for its stores.

No longer limited to a handful of grocery items, private label spans all categories. You can purchase clothing, electronics, office supplies, toys, kitchenware, tools, linens, pet food and more, often at savings of up to 50 percent.

Why do retailers use store brands?

Retailers love to sell their own brands, even at a discount. The profit margin is higher because they’re not paying the markup for the national brand, says Jeff Galak, an associate professor of marketing at Carnegie Mellon University. Plus, not only can they avoid spending millions on advertising, but their own products aren’t vying for shelf space.

Still, many of us hesitate to bypass familiar brands. “National brands are good at making consumers feel bad or that you don’t care about your family if you don’t buy their products,” Galak says. “All a name brand does is reduce uncertainty about the product’s performance and many people are willing to pay more for certainty.”

Here’s what to know before your next shopping trip:

Standards are identical

 Store brands must meet the same exacting federal standards and regulations as name brands.

Marty Esarte, group vice president, owned brands for Walgreens, says in many categories (medicines, baby formula, food) products must be tested and approved by the FDA. Walgreens employs third-party testing of products outside the FDA’s scope such as vitamins and supplements.

In addition, retailers test their own brands for quality, safety and efficacy. Consumer testing is also essential, adds Brandon Brown, senior vice present of own brands at Albertsons Companies, with more than 2,200 stores including Albertsons, Safeway, Vons, Jewel-Osco, Shaw’s and Randalls.

“Ninety percent of Own Brand products that we tested either tasted or performed just as well or exceeded national brand counterparts, and the 10 percent that didn’t perform as well is reformulated,” he says.

Only the label may be different

That private brand dish soap may come off the same assembly line as the name brand, just with a different label. Large national brand manufacturers that specialize in a particular product sometimes fill excess capacity by making private label brands.

Still, a majority of private label lines are manufactured at plants that exclusively produce store brands, says Jim Griffin, president of Daymon North America, a private label brand agency that helps suppliers and retailers bring brands to market.

And, some retailers operate on a large enough scale to warrant their own manufacturing plants. Albertsons Companies has 19 plants where they produce their own brands including ice cream and refrigerated soups.

You may have already have store brands

While many store brands carry the retailer’s name – Walgreens, Trader Joe’s or Publix – or are associated closely with the retailer such as Target’s up & up, Walmart’s Great Value, Costco’s Kirkland Signature and Whole Foods 365 Everyday Value, others are more subtle.

For example, did you know Lucerne was Albertsons own dairy brand and Open Nature it’s “free- from” brand? Or Cat and Jack is Target’s kids line and Kobalt tool is a Lowe’s private brand?

The only shame is paying too much

Gone are the days when consumers were embarrassed buying no-name canned goods or generic anti-itch cream. Galak recalls shopping for his newborn daughter’s formula supplement.

“Every new parent wants the best for their child, but you quickly find out formula is expensive,” he says.

Galak noticed a name brand and Costco Kirkland formula were in the exact same container, only the Kirkland was half the price. That trip he bought the known brand.

“Then, I did some research and found both products were manufactured in the same factory. The only difference was the label. I bought the Kirkland going forward and didn’t feel guilty doing so.”

Retailers want you to love their own brands

“The challenge for retailers is to connect real brands that customers can’t find elsewhere but our stores and are proud to buy,” Brown says. So, retailers are stepping up their game.

For example, Albertsons Companies recently launched Signature RESERVE Wood Fire Pizza imported directly from Italy. Walgreens Free & Pure vitamins and supplements are free of gluten, artificial flavors and preservatives, synthetic colors and genetically modified ingredients.

“Private brands have gone from so-called generics to household powerhouses with innovative, unique and standalone products commanding loyalty and demand that can rival even the biggest national brands,” Griffin says.

Do a side-by-side comparison

Retailers make it easy by placing the private label next to the name brand. That’s by design. “We target specific national brand items to make equivalents, so consumers can easily compare products,” Brown says.

Does the packaging look identical? Like many retailers, Walgreens highlights active ingredients and even includes “compare to XYZ brand” on packaging.

Scan the ingredients. Are the main ones the same and in the same order? For food, compare nutritional labels.

Anxious about wading into private label waters? Brown says the best way to get your feet wet is trying the private label brands of staples such as milk, water, eggs, butter, sugar and flour.

You have nothing to lose in trying a store brand. Most retailers offer a 100% satisfaction/money-back guarantee. Should the product not perform to expectations or even if you don’t like the taste, bring it back for a full refund.

“If you find a private label next to your usual name brand item, get over it and give the store brand a try,” Galek says. “One product may be unsatisfactory or not to your liking, but I encourage you to keep trying. Doing so will save money in the end.”

Who wouldn’t like a pampering gift, thoughtfully put together by someone they love or admire? DIY spa baskets are ideal for moms, either for their birthday, Mother’s Day, Christmas, Hanukkah or other gift-giving event. Other appreciative recipients include:

  • Teachers, for holiday, end-of-year or Teacher Appreciation Week gifts
  • Friends and neighbors, as a thank you for doing you a favor or as birthday or holiday best wishes

A pampering gift is a great one to give someone you don’t know well, or a friend or relative you know loves bath and beauty products. But for certain special people, you might want to choose another gift. Here are some pitfalls you might run into:

She has allergies. Some people have very sensitive skin and can only use certain hypo-allergenic skin products. Or, they may be allergic to certain strong scents. If this is the case, you don’t want to give them scrubs and soaps, but consider a pampering box that focuses less on beauty products and more on relaxation items, like a back massager or a cooling gel eye mask.

She is picky about scents. Perhaps do a little digging before you gift your stepmom or best friend a basket full of scented soaps, essential oils and body lotion. She might detest fruity scents or musky ones, rendering your thoughtful gift useless. If you’re unsure, look for unscented or more neutral spa products.

She doesn’t take baths or hates nail polish. I have always preferred showering to taking a bath, so gifts of bath salts, beads, bombs and oils sit unused in my bathroom. Some people never wear nail color or dislike anyone touching their feet. If you can, ask some subtle questions to find out if the theme of your spa day gift basket is appropriate for your recipient.

But don’t worry too much. If the items aren’t a perfect match, your mom, friend or teacher can always regift the spa items. And she will still be touched by the sentiment behind your thoughtful and homemade spa day gift basket.

A spa gift basket can be as big or as little as you’d like. You can hit up the beauty aisle for a fun assortment of gifts, such as body lotions and face masks, but it’s more fun to give your basket a theme.

If buying all of that stuff sounds expensive – or unnecessary – I found plenty of cheap and even free ways to fill up a spa basket.

For this story, I asked the members of my neighborhood Buy Nothing Facebook group to donate their unwanted spa products, and I was  inundated with gifts. Everyone has been gifted that lotion whose scent they don’t like, bath salts when they don’t take baths and way too many candles. They’re happy to donate these unused products to someone who will use them.

Go through your own stash of bath products to find fancy soaps you’re not using or little bottles of lotion from hotel stays. Ask friends, neighbors, or family. You’ll be surprised how many lovely spa gifts for your basket you can get for free.

Dollar Tree Spa Basket

Dollar Tree and other dollar stores all have beauty aisles filled with nice soaps, lotions, candles, manicure and pedicure supplies. You can buy 10 items for $10, which is a very nice gift and well within your budget. Around holidays, like Easter, you can even find baskets there, though you might need to spray paint the bright green and yellow baskets a more earthy hue for your spa gift. They also sell ribbons and crinkle cut paper shreds for basket decorations.

DIY Spa Gift Basket

If you like DIY projects, you can make candles, body scrubs or bath bombs for your homemade gift basket instead of buying them. You might have to spend money on the ingredients, but you can recycle glass jars to store them. These ideas are more cost effective around the holidays, when you can whip up a big batch of body butter and then gift them to everyone on your list.

Try these recipes to make your own spa products:

Bath bombs – Wrap them in cellophane gift bags and tie with a ribbon.

Sugar scrubs – Save up small glass jars to put your homemade body scrubs in.

Body butter – Just make sure they know this butter isn’t edible!

Bath salts – You can whip up a batch of bath salts in under 10 minutes.

Lip balm – You’ll want to save up your old Chapstick tubes for these gifts.

How do I put together a spa day gift basket?

You don’t need to be particularly crafty to create a homemade spa day gift basket. Just follow these steps:

Step 1: Assemble the items for your basket. Do your shopping or DIY magic, pick up items from your friends, and arrange everything on the table.

Step 2: Locate a basket. If you don’t have one at home or can get one from a friend, check craft and dollar stores for baskets. Get creative – a gift basket does not need to be wicker. You can use a paper gift bag, a metal bucket, a wooden box or a decorative tin. The key is to make sure the basket or alternative is big enough to hold all the individual gift items.

Step 3: Pad the bottom. For two of my baskets, I had so many items (or my basket was small enough) that I didn’t bother padding. For the third, I rolled up a small white towel to give the gift a decorative spa look and to raise up the gifts. You can also use tissue paper or paper shreds. (Don’t buy shredded paper – make your own!)

Step 4: Artfully arrange the spa gifts in the basket. To make each item as visible as possible, I positioned the larger bottles in the back, the candles in the middles, smaller soaps and bottles on the sides and in the front. I fanned out flat items, like face masks, in the back of the basket to make a rainbow backdrop. For a small number of gifts in a flatter container, you could nestle each item lying down, perhaps in a bed of dried brown craft grass or moss for that earthy look.

Step 5. Decorate your basket. I didn’t feel this step was necessary with my baskets – and more likely, I would ruin the look with my unskilled ribboning! But you might want to wrap a ribbon around the basket or attach a bow for a more festive look.

Step 6: Make a gift tag. At the very least, a gift tag lists the giver and the recipient. But why stop there? Consider adding an inspirational or heartfelt message, or even a spa day gift poem.

You don’t need to be a poet to up your gift tag game. Print out or rewrite in your own handwriting a poem you find online. 

Here’s an example of a spa day gift poem for a mom on Mother’s Day:

To Mom With Love
 
Mom, you take care of us every day,
So we’d love to give you some time off to play.
Your body is tired; it’s time to relax it
With lots of fun spa gifts right here in this basket.
 
A brightening face mask will open your pores.
You can soak in the tub while we do your chores.
Bath salts and a candle will help you feel calm.
Your lips will feel better when you use this balm.
 
Enjoy your time off, but whatever you do,
Remember your family will always love you.
